About the Portal

Dashboard at a glance

Your dashboard helps you track, manage and submit applications in one place.

  • Lodge a new application at any time.
  • Search to find any application quickly.
  • Filter and sort by who needs to act next.
  • See active, draft and completed applications.
Register an account

We have made registration for the Property Self Service portal as simple and easy as possible. It should only take you a minute to complete.

  1. Click ‘Register New Account’.
  2. Complete user details.
  3. Complete postal address.
  4. Agree to terms and conditions.
  5. Verify and click ‘Register’.
  6. An activation email will be sent to your email address. If you don't receive it, check your junk mail or spam folder.
  7. Once received, click ‘Verify email'.

New applications

Start a new application

Select +new application from your dashboard.

To have your plans stamped and/or apply for development assessment (Section 50), select start application.

All other applications, including other development, technical and plumbing applications, can be found here.

Select development type

We’ve provided the most frequently used building and development types for you to choose from.

Simply click on the structure and it will be added to your application.

Tip: Can't locate it? Start typing in the development type or use the down arrowto display the list.

To add another development type, for example a swimming pool, click on +add another or click another option.

Enter lot and address

Enter the lots included in the development.

Development address

Your development address should pre-populate in this section, but if not, enter the development address

Don't know the lot details?

The lot/section reference is allocated to a property and recorded by the appropriate Government Department during the sub-division of a particular parcel of land (plan).

When the parcel is subdivided in a standard land block it results in a Deposited plan (DP). Where there are individual units on a common property, the subdivision is lodged as a Strata plan (SP). A third subdivision type is a Community plan (CP).

The lot reference is written as Lot/Section/Plan.

Section is often not present, so it can be ignored.

Find your lot details 

In the property search online enter your address and you will see the lot details written as “Lot/Section/Plan no”.

For example, 21/-/DP1072217 means Lot 21 in DP (Plan) 1072217. The section can be ignored as it is not present.

Are you building close to Hunter Water assets? If you don’t know, that’s ok, we’ll check and let you know.

To help you, we have some examples of some of our assets that may be on your property. If you are building near or over any of these assets, you will answer ‘yes’ here. 

If possible, it’s best to try and redesign your development to be clear of these assets.

Applicant details

If you wish to check or update the applicant details, expand this section.

Upload documents

Here we tell you what documents are required.

Drag and drop or click to browse your computer to upload the documents.

Here you will tag the document/s you have uploaded. You must upload all required documents. 

Note: You can upload all documents in one file upload.

Once you have selected all required documents the required documents will turn green.

Review and make payment

Here we will tell you what services are required.

You can then review and edit any of the sections.

Credit card payment is required.

You can securely save your credit card details for future use.

Application management 

Application categories

Application categories describe the progress of an application:

  • active applications
  • draft applications
  • completed applications

Active applications

  • Applications currently being worked on by you or Hunter Water.
  • Click anywhere on the application to view the application details or complete any required actions.
  • Active applications display automatically when you open the dashboard.

Page listing

If the list contains more than 10 applications, you can navigate through them using page controls.

Draft applications

  • Applications you have started but not yet submitted.
  • Select the application to continue from where you left off.
  • To delete a draft application, select the bin icon.

Completed applications

  • Applications that have finished processing. The dashboard displays the number completed.
  • Select application to view details or documents.
Find an application

Use the search bar at the top of the dashboard to find an application.

You can search by:

  • property address
  • lot and DP
  • application number
  • Hunter Water reference number
  • description
Track an application

From your dashboard, you can quickly see:

  • location - development address
  • lot/Section/DP - lot details
  • description - application or development type
  • assignee - who the application sits with (you or Hunter Water)
  • status - Received (awaiting assessment), under assessment or action required (you have something to complete)
  • key dates - updated (date last changed) or submitted (date lodged).

Select an application to view more information, including tasks, correspondence, documents and application details.

Sort or filter applications

Sort your application

You can sort applications to find the information most relevant to you.

Sort by assignee

  • assigned to me
  • assigned to Hunter Water

Sort by date

  • updated - newest first
  • updated - oldest first
  • submitted - newest first
  • submitted - oldest first

Tip - Use Updated (newest first) to find recently changed applications.

Filter applications

Use the filter options to quickly find applications based on who is responsible for the next action.

The dashboard will automatically place actions with you first.

Available filters

  • assigned to anyone - view all applications
  • assigned to me - view applications that require action from you
  • assigned to Hunter Water - view applications currently being actioned by Hunter Water

Account management 

Reset your password

If you have forgotten your password, simply click on Rrset password in the orange panel on the portal's home page and an email will be sent to you with a password reset link.

Add or remove a user to your account

You may wish to have other users within your company or that you work with regularly to have access to all of your applications. Simply click on invite new user and they will be linked to your account.

You can easily add or remove users from your account.

Each user will still need to register themselves in the portal to gain access to the company account.

Manage saved cards for payment

As part of the application process, you will be asked to choose a payment method. This is where you can select an existing saved card or add a new card to use for payment.

Once a card has been added, you can delete it either:

  • from the payment screen while completing an application, or
  • through the Manage Cards section in Manage Account.

Hunter Water assets on your property

We own and maintain water and wastewater assets across the region, some of which may be located on your property.

Sewer maintenance structures

Maintenance structures (previously known as manholes) give access to our sewer pipes. Some are big enough for a person to enter, others look similar but are smaller. 

They sit directly over the sewer main, you can‘t build over them and moving them is very expensive, often impossible. 

We recommend ensuring your development is 1.5m clear from the centre of a maintenance structure.

Four different types of sewer maintenance structures
Sewer vent stack

Sewer vent stacks allow air to safely enter and escape from the sewer system. They're connected to our sewer main network, and your development must be 1.5m clear of a sewer vent stack. 

Relocating may be possible, however this would be at your expense. the relocation must be on your land. Relocating them is extremely costly — starting from $10,000 and requiring complex works.

Sewer vents cannot be demolished without Hunter Water approval.

Sewer assets you own

Your property's sewer service includes pipes and structures that you own and are responsible for maintaining.

Sewer inspection shaft or inspection opening

A sewer inspection shaft you may recognise at your property. The inspection shaft belongs to you. 

A sewer junction is usually located underground within 1 metre of it and belongs to Hunter Water. The sewer junction is where your property‘s pipes connect to our sewer main.

You can’t build over an inspection shaft and sewer junction, they'll need to be moved so they can still be accessed for maintenance. You'll need to apply to Hunter Water before they can be moved. 

We recommend changing your plans so your development stays at least 1.5 metres away from these assets as moving these assets can be expensive, starting from around $5,000 and often costing much more.

Overflow relief gully

An overflow relief gully is designed to give sewage somewhere safe to overflow if the sewer line becomes blocked. They are owned by you, not Hunter Water.

If you wish to build over it or relocate them, you can do this by speaking to your plumber. You do not need to involve Hunter Water.

Pressure sewer boundary kit

Pressure sewer boundary kits connect a property's pressure sewer system to the wider sewer network. They‘re usually found near the property boundary and look like a small box or post above the ground. 

They need to stay accessible for maintenance. You can‘t build over them and moving them is very expensive, often impossible.
