Get building plans stamped
If you're planning building or excavation work, you'll usually need to submit your plans to Hunter Water for review and stamping before starting work.
This could be for projects like a new home, extension, shed, pool, deck, retaining wall, granny flat, second home, dual occupancy or subdivision.
Once you submit your plans, we'll review them and return your stamped site plan. If any additional applications or assessments are required, we'll explain the next steps.

Purchase a detailed asset location plan if you need more information about our assets on your property.

Get your plans ready
When you submit your application, you need to include a complete set of building plans, including:
- Site plan: A drawing that shows your entire property from above. It identifies where the building, driveway, fences and other structures are located on the block.
- Floor plan: A top-down view of the inside of the building. It shows the layout of rooms, walls, doors, windows, and fixtures including kitchens and bathrooms.
- Elevation plan: A drawing that shows what the building will look like from the outside. It shows features like windows, doors, the roof, and external finishes.
File format: PDF or Word, maximum file size: 200 MB
2. Submit your plans
Register or sign in to the Property Self Service Portal to submit your plans. We'll guide you through the application and tell you what information you'll need.
You can track the status of your application at any time in the Property Self Service Portal.
Additional application types you may need
Build over asset application
If your project is close to or over our assets, you'll also need to submit a build over asset application. If you're unsure, submit your plans and we'll let you know.
Build over asset application fee - $183.00
Development assessment application
A development assessment (Section 50) application is required for the following development types:
- granny flat or a second home on the same property
- primary and secondary home (one house, two residences)
- townhouses, units or apartments
- subdividing land
- commercial development (like a shop, office or business premises).
Development assessment application fee - $401
If a build over asset assessment is required, it will be included in your development Assessment application.
3. After you apply
Assessment process
We review your plans to make sure our water and sewer network stays protected and accessible when needed.
- If your plans don't affect our assets, we'll review and stamp your site plan.
- If your plans affect our assets, we'll stamp your site plan and let you know the if there are any additional applications or assessments required.
Download your stamped plans
Your stamped site plan can be downloaded from our portal. You can then submit the plan to your local council or certifier.
Additional applications
If a build over sewer assess is required, we'll let you know.
Connect to our services (new homes only)
Once construction is complete, your plumber can connect your water and sewer services, apply for any required new connections, and arrange the installation of your water meter.
