If you’re buying, selling or moving house, there are a few important details to consider in relation to your Hunter Water services and billing requirements and these are covered in more depth within the relevant sections below.
No. We do not disconnect water supply or do a final reading on sale of a property.
As part of the settlement process, both solicitors will agree on the portion you are responsible for up to the date of settlement.
This will then either be paid to Hunter Water or adjusted in your settlement figures.
Your solicitor will also notify Land and Property Information NSW on change of ownership and they forward this information to us and your local council.
On settlement of a property, your solicitor obtains a conveyancing certificate from us. This certificate states the charges that are outstanding on the property.
Your solicitor may make an adjustment based on average daily water usage and may deduct this figure from the purchase price of the property. The adjustment should be shown within the settlement letter that you receive from your solicitor. It is normally called the 'water usage adjustment'. The water usage charge will be shown as an outstanding amount on the next bill.
For any other amount on your bill, contact your solicitor for an explanation.
Your solicitor or conveyancing agent notifies NSW Land and Property Information (LPI) of the change and they forward the information to Hunter Water. This may take up to 12 weeks.
If the ownership details have not been updated to Hunter Water from the LPI (This can take up to 12 weeks) we may still have the account in your home. Please disregard the bill as it will be sent to the new owner once our records are updated.
Your solicitor or conveyancer will proportion the costs between the two parties based on the sale date using the information provided on the Section 47 Certificate. You do not need to contact Hunter Water to have your water meter read or to have the water connected/disconnected.
You need to confirm with the property owner (or their appointed agent) that the water meter will be read at the property you are vacating and at the property you are moving to. This will ensure that you are only charged for the water that you use.
Meter readings at the beginning and end of each tenancy enable the property owner or agent to determine the volume of water used by each tenant and to bill them the correct charges.
We do not disconnect the water supply when a property is vacated, so water will be available to you at any property you move to. For more information contact us.
