Buying & Selling Property

When you buy or sell a property, you don’t need to notify us of the sale. Your solicitor or conveyancing agent will conduct all the necessary searches and requests on your behalf. This may include completing a Property Information Enquiry Form - Section 47 Certificate to determine:

  • certificate of rates and charges
  • Sewer Location Diagram or statement of unavailability of sewer connection
  • House Drainage Diagram - private sewer lines only
  • special water meter reading on specifically required date (during business hours)

Property Link brokers provide this information either online, by fax or over the counter.

This is processed by your solicitor who contacts the NSW Land & Property Information (LPI) of the change and they forward the information to us. This process can take up to twelve weeks.

    • How is my water usage adjusted at settlement?

      Answer

      Your solicitor or conveyancer will proportion the costs between the two parties based on the sale date using the information provided on the Section 47 Certificate. You do not need to contact Hunter Water to have your water meter read or to have the water connected/disconnected.
    • How is my property ownership updated?

      Answer

      Your solicitor or conveyancing agent notifies NSW Land and Property Information (LPI) of the change and they forward the information to Hunter Water. This may take up to 12 weeks.
    • Why have I received an account for the property I just sold?

      Answer

      If the ownership details have not been updated to Hunter Water from the LPI (This can take up to 12 weeks) we may still have the account in your home. Please disregard the bill as it will be sent to the new owner once our records are updated.
    • I have just purchased a property and the bill shows an overdue amount, what is it for?

      Answer

      On settlement of a property, your solicitor obtains a conveyancing certificate from us. This certificate states the charges that are outstanding on the property.

      Your solicitor may make an adjustment based on average daily water usage and may deduct this figure from the purchase price of the property. The adjustment should be shown within the settlement letter that you receive from your solicitor. It is normally called the 'water usage adjustment'. The water usage charge will be shown as an outstanding amount on the next bill.
