Tenant Information

At Hunter Water, we send all water bills to the property owner or managing agent. As a tenant it’s worthwhile checking with your landlord or managing agent as to your responsibilities and obligations.

Residential tenants

As a residential tenant you are generally responsible for water usage charges and your landlord or managing agent will supply you with an invoice or advise of the amount and due date.

Business tenants

Most commercial tenants are responsible for paying the total water account (service and usage charges). However, this depends on the lease agreement with your property owner or managing agent.

Disputes over water use

If you are concerned about the amount of water use you have paid or any other matter relating to your tenancy, you should contact the landlord or managing agent.

If, however, you are unable to resolve a payment issue, you can contact either:
  • Frequently Asked Questions

    • I am a tenant, what happens if the bill isn't paid?

      Answer

If you are a tenant and your landlord has missed an account payment, we may allow a short extension of time so you can contact the property owner or managing agent.

We will not commence any recovery action during this agreed period. We also allow tenants, in certain circumstances, to pay Hunter Water the amount due on the property and then deduct that amount from rent payable to the property owner.

If no suitable arrangements are made to pay the amount owed, we may restrict or disconnect services and begin debt recovery action. In such cases we will notify the property owner and ensure notice is given at the property address of the actions to be taken.

    • I rent a commercial property, what are my payment responsibilities?

      Answer

Most commercial tenants are responsible for paying the total water account (service and usage charges). However, this depends on the lease agreement with your tenant.  Refer to the conditions contained within your lease agreement.
    • As a tenant can I access the Payment Assistance Scheme?

      Answer

A tenant who is required to pay for water use as part of their lease agreements can apply for limited assistance under the Payment Assistance Scheme. You will need to live in an individually metered residence and have a copy of the Hunter Water bill from your landlord.
    • I am a tenant moving house. What do I need to do?

      Answer

You need to confirm with the property owner (or their appointed agent) that the water meter will be read at the property you are vacating and at the property you are moving to.  This will ensure that you are only charged for the water that you use.

Meter readings at the beginning and end of each tenancy enable the property owner or agent to determine the volume of water used by each tenant and to bill them the correct charges.

We do not disconnect the water supply when a property is vacated, so water will be available to you at any property you move to. For more information contact us.
